luxury used to shout.
these days, it listens.
It used to sparkle, now it breathes.
It lives in places that make space for people, not just possessions.
Where shared parks and forests are valued as much as square footage.
Where sustainability isn’t a feature, it’s the foundation.
And where connection is as carefully considered as construction.
At Newinbosch, this is the kind of living we believe in.
choosing wisely, building lightly and belonging fully.
This vision shapes everything we do at Newinbosch. It’s why our neighbourhood is rooted in sustainability, designed with care, and built for connection. It’s a living community where daily life is enriched by pocket forests, shared spaces, and thoughtful design — a place where people of all backgrounds and generations can feel at home and belong.
DESIGN
No two lives are the same. Why should homes be?
At Newinbosch, variety is the foundation. Drawing from the layered legacies of traditional homesteads and Cape vernacular architecture — pitched roofs, shaded stoeps and clustered layouts — our neighbourhood balances heritage with a fresh, forward-looking approach. Homes, apartments and shared spaces are shaped by a spatial language that is both practical and deeply communal, making room for memory, meaning and new ways of living together.
Every phase is guided by three evolving palettes, Light, Dark and Bold, shifting gently over time to ensure variety without losing coherence. Inspired by the land itself, these palettes echo the whites of fynbos, the greens of Renosterveld, the greys of Simonsberg slate and the warmth of earth and clay, down to details like roof finishes, door colours and cabinetry.
The result is a neighbourhood that feels rooted yet contemporary, familiar yet forward-thinking. More than aesthetic consistency, it offers emotional coherence: homes and streets that belong, places that feel timeless, personal and shared.
Awards & Certificates
Behind every recognition lies years of planning, careful execution and an unwavering commitment to doing things differently… and doing them right. At Newinbosch, thoughtful design, long-term value and inclusive community-making come together. And sustainability isn’t a trend; it’s a responsibility. When the work is honest, recognition becomes an echo of that purpose.
Certifications aren’t accolades — they’re proof.
Proof that a development meets global standards, not just local aspirations — awarded by the Green Building Council South Africa (GBCSA), part of the World Green Building Council network.
We don’t build for awards — but they affirm that what we’re building matters.
Each one is a nod to the thought, care and purpose woven into Newinbosch.

SUSTAINABILITY
Sometimes it starts in a kitchen filled with morning light, or in a garden cared for by neighbours, not landscapers. At Newinbosch, sustainability isn’t a checklist, it’s a way of living.
From pocket forests to our own renewable energy microgrid, from EDGE Advanced certified homes to water systems that conserve every drop, sustainability is built into the very fabric of our neighbourhood. But it’s not just about systems… It’s about people. About families, neighbours, and a community designed to thrive together.
Here, green living is a foundation for everyone — delivering daily benefits to those who call Newinbosch home, while also standing proud as Africa’s first 6-Star Green Star Sustainable Precinct and proving that South Africa can lead the world in building neighbourhoods that are lighter, smarter and more inclusive.
The team behind Newinbosch
Picture an orchestra: architects, engineers, landscapers, planners — each bringing their own craft. At the centre, two conductors: Similan, the visionary developer, and Raubex Building, the powerhouse builder. Together, they’ve led a symphony of specialists to create a neighbourhood unlike any other.
At any moment, hundreds of people are at work — from construction crews and consultants to teams caring for gardens and public spaces. Many are locals, trained and upskilled along the way, leaving not just with wages but with knowledge and opportunity.
Here, nothing is incidental. Every home, every green corridor, every shared space is the result of collaboration and care. This is what happens when expertise meets intention — and builds a neighbourhood made to be lived in, together.
